Harper & Sons, Inc is capable of performing as Construction Manager (CM) for projects across all commercial and institutional industries.
In the CM delivery method, during the Pre-Construction Phase, the Owner selects the Architect or Engineer (A/E) first, then selects the CM second. When providing CM services, Harper & Sons works closely with the Owner and A/E early in the project planning process. After design development drawings are complete, the CM then provides a Guaranteed Maximum Price (GMP) for the project. This allows the construction documents to be completed with more certainty of the project cost, and reduces the financial risk to the Owner. Once the construction documents are complete, Harper & Sons will handle bidding services for the project, and the Owner is able to participate in subcontractor selection.
As the selected CM, Harper & Sons participates as a team member together with the Owner, Architects, and Engineers to develop construction budgets during the critical planning and design development phase of the project. This team approach provides the Owner with information required to make project decisions sooner. Initial construction costs can be weighed against long-term operating costs. Design options can also be considered more accurately with the pricing knowledge that Harper & Sons can provide. During the construction process, as the CM, Harper & Sons maintains a log of the construction contingency and updates the Owner continually on upcoming revisions to the scope and cost.
